Common Documents Requiring a Notary
Title Transfers : Transferring the Title of a Vehicle Currently Titled in Wyoming. The original Wyoming title properly signed by the seller(s), notarized, and free of any liens must be presented to the County Clerk. Wyoming titles require all owners whose names appear on the face to sign as seller in the presence of a notary public.
Passport Applications: If you are applying for a passport, the documents need to be notarized. For renewal, notarization is not necessary.
Affidavits: A notary public can verify the signer's identity and signature, and confirm that the affidavit was signed without coercion.
Medical directives: Also known as living wills, these documents outline a person's wishes and designate someone to make decisions about their care if they are unable to. Notarization is required to make these wishes legally binding.
Power of attorney (POA): A power of attorney is a legal document that authorizes an individual to act as a representative of another person in specific circumstances.
Property deeds: Notarized signatures on deeds are necessary to create a complete record of ownership when buying or selling property.
Quitclaim Deeds: A quitclaim deed is a type of legal document that transfers real estate or land ownership from one individual to another. They are commonly referred to as “quick claim” deeds because of the fast nature of the transactions. In cases where a quitclaim deed is used there is no need for a title search or title insurance, and the property is transferred in as-is condition. Once quitclaim deed is signed by both parties and notarized, the document is then filed at a local county clerk's office. It's important to note quitclaim deeds do not directly affect a mortgage.
Advance Directive: An open advance directive, sometimes called a “living will,” is a written document that tells your health care providers who should speak for you and what medical decisions they should make if you become unable to speak for yourself.
Legal Affidavits: A legal affidavit is a sworn declaration of written facts. These documents are usually used as evidence in the court of law and thus need to be notarized. Legal affidavits are not authorized or accepted if they are not notarized.
